My success stories are growing, one of my recent thank you is below;
Dear Anna,
Looking for a house to buy in the Blue Mountains seemed a herculean task before we met you. Your help with RP data reports about the houses we viewed, information about the different neighbourhoods, and help finding the right lender were the keys we needed to successfully find and purchase a home. Thank you so much.
Kindest regards,

finance for Investing or Residing in the Blue Mountains
I have assisted many people with buying and refinancing properties in the Blue Mountains and surrounding districts . While the area has grown and developed, it has managed to keep it's wonderful character. Lenders look on the Mountains favourably, although some properties require a specialist approach. This may be due to their size, or the nature of the building e.g Heritage Listings etc. I know which lenders to approach for other unusual circumstances too, this experience means I will find the best deal for you.
Make every credit dollar count
While most of my business is in the mountains, I have many customers around Penrith and out to Mt Victoria and Hartley in NSW. I enjoy working with business people as well as first home buyers. With an emphasis on reducing your personal debt, I will help you build an investment portfolio that looks after itself. Remember that for every $100,000 you owe personally, you are paying about $24 per day in interest based on the current interest rate! While that kind of debt can work very effectively as an investment debt, everyone should focus on reducing their personal debt. I can help you do this.

Business planning and coaching
Having many connections with self employed clients, a common problem they face is the lack of a business plan. This has led me to explore the area of business planning and coaching. I am passionate about helping my clients in a broader sense and so have been steadily developing coaching skills through Results Coaching Systems. I draw heavily on personal development and business coaching skills to assist my clients in understanding their financial position. Using these skills I enable the client to take full responsibility of their own financial future.
RP Data - property value information
Through our alliance with RP Data, I have been able to help my clients on several levels. Firstly, when clients are considering their options, RP Data is a fantastic tool that gives you a clear indication of property value in the current environment. This means that equity positions can be established early and you know exactly where you stand. Another great use for the information is getting the right price for a purchase property. Being able to see actual sold prices for local properties makes negotiating with vendors a breeze. I have been able to help a client negotiate a price drop of $35,000, opening the door to first home owners on a tight budget. Finally, it’s also a useful tool for reviewing a low valuation. I have been able to increase an unexpected low bank valuation by $25,000, helping a client with a relocation loan. Its an invaluable tool that I access regularly to see which towns are growing in value and population etc too.
who am i?
My parents migrated to Australia in 1958 so I am a fairly typical Australian! I have inherited my parent's European values and believe that family ties are a strong character building part of us all. Coming from an immigrant family has taught me to be resourceful, hardworking and respectful. Coupled with many years in the hospitality industry, the kitchen is where you will find me happiest, making a delicious meal for friends and family. I also have a background in Textile Arts and enjoy the creativeness of art incorporated into daily life, a simple arrangement of colours and textures of food presented on a plate can be very satisfying.
Architecture of the early 20th Century has always fascinated me, and being surrounded by original federation homes is an inspiration. Art Deco also features strongly in this area due to the popularity of the mountains as a holiday destination in the 1920’s and 1930s. I love it!
As a child my daughter wanted pet lions and tigers. So the research began to find a cat that looked like a lion or tiger, but was happy to be indoors at all times. This led me to become a breeder of Australian Mist cats.
Community Involvement
I a member of Biznet Blue Mountains (Chamber of Commerce) Biznet Blue Mountains is a group formed to develop and encourage networking throughout the area. Biznet has created an umbrella organisation which embraces all the chambers of commerce from Lapstone to Mt Victoria, Oberon and Lithgow. I am also a Personal Development and Business Coach with Results Coaching Systems and a Justice of the Peace.
customer feedback
I have many customers in the Blue Mountains and surrounding areas: Penrith, Emu Plains, Lapstone, Glenbrook, Warrimoo, Valley Heights, Springwood, Sun Valley, Winmalee, Yellow Rock, Linden, Woodford, Hazelbrook, Lawson, Bullaburra, Wentworth Falls, Leura, Katoomba, Medlow Bath, Blackheath, Mt Victoria and Hartley. Here is what some of them have had to say about me!
self employed - no financials
'Self employed without up to date financials, and with a growing investment portfolio, I simply accepted what the banks offered. When Anna Rimac looked at my portfolio and showed me how I could be saving hundreds of dollars per month, I was astounded. Anna's extensive knowledge and up to date access to information meant that I know I am now getting the best deal I can. Her genuine interest and complete service is ongoing even after settlement. It's great knowing that I can come back to her at any time for follow up information. Developing an ongoing business relationship is rare and valuable these days, it's what I base my business on and it's what the banks have lost sight of. I would confidently recommend Anna to anyone needing home loan help.'

refinancing - residential property
We first spoke with Anna Rimac in 2005 regarding an interstate investment purchase. Anna was extremely helpful and knowledgeable, offering various options to suit our needs. She was efficient in gathering all necessary documents and seemed to have priority access to banking institutions. Her communication was clear and all appointments met, even attending our home on occasions. She kept us informed of the progress along the way. The process was explained in such a way which was easily understood by us.
As a result of her excellent service, we went on to refinance our residential home and one other property resulting in a portfolio which is easily manageable. With her pleasant and cheerful personality, Anna is a pleasure to deal with. We would recommend Anna to anyone requiring a clear path through the home loan and lending maze.

First Home Buyer
I had no idea I was able to purchase my own first home. I first met Anna Rimac when she was in my shop. I mentioned to her that I was unhappy about having to move for the third time in 18 months due to another landlord selling my rented property. Anna mentioned that she was a Mortgage Broker with X Inc and offered me a free consultation. Her knowledge of the products available and clear communication of the process was just what I needed. Best of all, I've finally been able to get all my favourite things out of storage (as well as out of my parent's way) and into my home.

News and Updates - August
Being a SOHO presents its challenges, since working from home can mean you never really stop work. While I do enjoy mortgage broking, everyone needs to be able to switch off! So while I was working on my updated business plan, I sat down and dreamt up my perfect office.
It was in an older house within 5 kms of home to be shared with other complimentary professionals, like a solicitor and accountant. It had a sense of space around it, with maybe a garden, and not too noisy, but close enough to a retail centre to make it easy for clients to find me.
Well, apparently wishes do come true!
Here I am, at 40 Railway Pde Hazelbrook, in a lovely old brick, art deco house with John Sheehy, (solicitor specialising in wills and probate), and David White (accountant who mostly commutes to his practice in Sydney, but also looks after clients in the Mountains where he lives). I am about 100 metres from a shopping centre, and 500 metres from home as the crow flies, so I can walk to work.
There is a lovely garden, and John proudly handed over a bag of grown beans a week after I moved in! I couldn't be happier. In the meantime I am just about finished my business plan and about to touch base with all my clients letting them know about my new office.
