I have bought and sold several properties in Sydney over the past 25 years but had not worked with a mortgage broker.  All my prior dealings for loans over 25 years have been with the CBA. Initially, I was unclear as to the benefit and competetiveness of a broker and because of the complexity of my family and business arrangements thought it too difficult to change from the bank I had always borrowed from.
 
Interestingly enough I thought I knew a lot about finance so I was pleased and surprised when introduced to you Ben Anson by a friend.  I've found you to be extremely knowledgeable, intelligent, professional, patient and clear when explaining the service, benefits and support that I would receive.  My requirements for the loan were highly complicated and fairly unique and you were able to provide an excellent financial solution using your knowledge and experience of many top line banks to produce a solution at a rate very competitive with the market.
 
The most pleasing aspect was the ease with which you prepared the submission for the lender, which was far more simplistic than my existing bank that has all my financials for the past 25 years.  I estimate you saved me a months negotiation with my bank and additional accountant fees in satisfying them of all their requirements. I would certainly have no hesitation in recommending you to assist individuals with mortgage finance.  For those that have not used a broker or see no benefit of such a service, I would advise that they at least discuss their circumstances with you.

I just want to say Thank You to Christina Falkowska, not only for the service she provided re-financing my mortgage, but also for the human care she took helping me understand all the issues that came along.

Christina helped me find a solution to my problem giving me all the support I needed and made the 'decision making process' easy. She spent time to fully explain the details of the different scenarios and products and ensured I received the answers to all my questions.

It is with a great deal of satisfaction and pride that Korina and I are now the owners of modern, 3 bedroom unit in Baulkham Hills. This is our first family home. This could not have been done with out the involvement of Mike Small. Urgent Finance

Some four months ago my wife and I entered into a contract to purchase our present home upon the condition that a modest loan would be approved (28%) within two weeks. We had banked with the one bank for some 13 years in both personal and business banking, and we naturally applied to that bank for the loan. We received assurances that the approval would be forthcoming until, 2 days before the condition expired, we were advised to seek an extension.

At this stage, on the recommendation of my wife's son, we telephoned Troy Erickson. After a telephone conversation of some 20 minutes, I had a very clear list of requirements to fax to Troy; which I did later that day. We live in the country some 350km from Melbourne. The next afternoon Troy rang to say that the loan had been approved in principal, subject only to a drive by valuation. The loan obtained by Troy was 1/2 % less than the rate quoted by our own bank, with no other applicable charges. Troy has telephoned three or four times since then, including a very pleasant courtesy call after our settlement. We cannot commend highly enough his efficiency, his knowledge of the mortgage market and above all, his friendly advice. highly enough. We will both recommend his services whenever the opportunity arises.

Low Bank Valuation

My problem was that the bank valuation came in significantly lower than what the vendor wanted for the property. As I was negotiating with the vendor and liaising with the bank (whom I'd had 2 mortgages through previously on two different properties), it was looking like I wasn't going to buy my dream apartment in Southbank. With time and options running out I called a friend. They strongly advised me to ring Clint Bravo whom they had arranged their mortgage through and he had done an amazing job for them, even going so far as turning up at their auction to assist them with much needed support. I rang and Clint quickly took control, eliminating all my concerns in "one foul swoop" I'm now happily ensconced in my new apartment, loving city living. As an aside, the finance advice in your newsletter isn't too bad either!

Caveat on Title

We had a problem with a vendor who had caveat on title which caused settlement delay of over six months. Vince maintained regular contact with us along with negotiating loan contract extensions with current lender. In the end, Vince Cecys helped us with substituting a new purchase with the lender saving us time and money by not having to repeat the full application process. With the second contract, we settled in a very short timeframe with Vince's assistance. Thanks Vince for your tremendous effort and incredible service.

Thanks to Ernest we were able to purchase our dream home. We have always been difficult clients, if something is going to go wrong it will. Nothing we have ever done has been easy. We asked around for home loans and was told by many (can't help you) or yes think we can do something at a high interest rate. Then we were referred to found Ernest, we found him to be up front and honest from day 1. Our first problem was we had not a perfect, clean, credit rating. Then we own a small business that was less then 12 months old, and my mother had over limit over due credit cards. Ernest made sure he had all the information possible before lodging our applications so there was to be no hold up with it. As my mother had decided to help us by using the equity in her house Ernest was able to organise her home to be refinance using a different lender as her bank for 30 years didn't want to help. Then split into 2 loans, the first one her new mortgage and the second loan used to raise equity from her mortgage (separate so we could pay our portion of the borrowed equity). Then the valuation for my mums house was slightly lower than we needed but Ernest was able to talk to the valuer who agreed to the amount needed, then as the land size was over a limit we fell short of being able to borrow the % needed,  again Ernest pointed out to the lender that it�€™s only just over and they agreed to loan the amount needed. Ernest also achieved good interest rates for all loans.  Then we used the money from the second loan as our deposit to secure our mortgage. it sounds easy, well we had more than our fair share of little problems along the way but Ernest stuck by us and helped us through including emotional support and advice and helped us to reach the positive out come. 3 months into our home loan we required a car loan for the business and we did not hesitate in putting it in Ernest's hands. We where going to get a second hand cheap van until Ernest suggest a new van with repayment close to that of the seconded hand van. He even sent us contact numbers of a sales man who drove a model to us, then Ernest helped us get the best purchase price we  could. We would highly recommend Ernest to anyone with easy or difficult loans, personal or business as he is honest about what he can or can't  do, and gives you all the information up front so there is no hidden surprises.

Francesca and I have been in Australia for some months and due to the length of time it has taken to gain employment, the funds from the sale of our house in New Zealand have become somewhat depleted. We approached a number of brokers but we soon found that they could not help us. Then, out of the blue, Lynne Robertson contacted us and she started seeking finance on our behalf. We were, frankly, a difficult case. Francesca's salary as a relief teacher was not taken into account and I was still on probation with my employer as well as not earning a salary to service the mortgage on my own. Lynne went well over the extra mile and contacted my employer. I became permanent and my salary was increased to what it would be in September.

Lynne has been not so much a broker but a miracle worker. She has fought for us and always kept us up to speed with all developments. Our earnest hope is to direct other finance work her way. Lynne has been a pleasure to deal with.
